Costs of Buying Your First Home

In addition to your deposit, it is important to factor in the other costs associated with buying your first home to ensure that you have all the funds necessary to complete the transaction. 

Stamp Duty

Stamp duty is a tax that state and territory governments apply for certain documents and transactions. This includes the purchase or transfer of property, motor vehicle registrations, insurance policies, leases and mortgages. However, please note that you may be eligible for a waiver of the stamp duty depending on the state or territory you are borrowing in and your circumstances. At Global Finance and Mortgages, we will take into consideration any concessions that are available for you and also assist with the application of stamp duty concessions if eligible.

Government Fees & Legal Expenses

Other government fees include mortgage registration, Land Title Transfer fees and title searches.  Legal costs include your solicitor or conveyancer expenses, who will serve as intermediaries for you between the lender and the vendor's conveyancer to ensure that the transaction occurs smoothly.   

Property Checks

Building and Pest inspections are common property checks prior to the cooling-off period,  to ensure that there are no hidden surprises after the transaction. It is also good to inspect the property just before settlement, to ensure there are no changes.  

Furniture, Appliances & Utilities

Remember to factor in the costs of any new furniture or appliances you are considering buying for your new home.


Setting up utilities at a new location may include a connection fee and up to 2 months of charges as they may charge in advance. Get in touch and we'll help you move all your utilities to your new home in one go.
